Denver, CO – (Tuesday, January 3, 2017) Land Title Guarantee Company, Colorado’s leader in title insurance and closing services, announces the opening of its Gunnison county operations with the recent acquisition of Stewart Title Company's Crested Butte and Gunnison offices and employees.
On December 31, 2016, Land Title purchased the Crested Butte and Gunnison offices and the first day of business is today, January 3. The operations acquired from Stewart Title were originally founded in 1994 as the Title Company of Crested Butte before being acquired by Stewart in 2006. The Gunnison county operations being acquired include two staff members, Christina Cesario and Shirley Barcome, and two offices located at 411 Third Street in Crested Butte and 234 North Main Street in Gunnison.

Cesario and Barcome have over twenty years of combined experience in the title and closing industry with Cesario having started her career with the Title Company of Crested Butte shortly after its founding. They will continue to office primarily out of Land Title’s Crested Butte location while still offering closing services in the Gunnison office whenever needed.

Gary and Judy Robison started the sub-affiliate office of Land Title in Durango over 43 years ago and built the office into a dominant player in the Durango and La Plata county market.
On November 1, Land Title purchased the sub-affiliate and now oversees all operations. The Robisons have stepped down, and the remaining 12 employees are continuing to coordinate day-to-day operations.

Josh Neiman joins as Branch Manager today. He is new to Land Title and was most recently with Bank of the San Juans as Vice President/Commercial Credit Officer in Durango for seven years. Previously, Neiman worked in the mortgage industry. He earned a bachelor’s degree in Business Administration/Information Systems from University of Northern Colorado.

Terri joined Land Title in the spring of 1996 as a receptionist and closing assistant in our Denver Tech Center office. Over the course of the next five years she quickly rose through the ranks of closing assistant and closer positions to become the manager of the DTC office in 2001. Over the subsequent years, Terri became the closing manager for a number of additional Metro Denver offices including Fiddlers Green, Parker, Castle Rock and Highlands Ranch before her recent promotion to Co-Director of Metro Closing Operations. Terri was instrumental in building some of the strongest performing offices in our entire Company. Her ability to partner with sales in pursuing key customers; to engage the closing staff in identifying and implementing improvements to our service levels; and ultimately her skills in developing some of the best closing teams at Land Title are clear illustrations of the success she brought and will continue to bring to our Company.
Rushelle came to Land Title as a closer in our Pecos office in June of 2004. Within a month of joining the Company, she became the closing manager of the office and she has been off to the races ever since. After becoming the closing manager of the Pecos office and the primary person responsible for the closing operations with many of our largest homebuilders, Rushelle had the vision to open a residential resale office in the Broomfield/North Denver areas; that office (Country Club Village) has become one of our busiest offices in the Metro area. She did not stop there and went on to open a number of additional offices in the northwest Metro Denver markets and ultimately became the closing manager for our Boulder office in addition to all the other North Denver offices. She somehow still found the time to represent Land Title in both our state association (LTAC) and with the Clerk and Recorders state association. Many of the offices she helped start are now some of our best performing offices and her endearing leadership and interpersonal style helped strengthen the partnerships between closings and title, sales, support departments and many of our full-service offices. Rushelle has truly been an integral part in bringing our entire Company closer together.
Katie got her start with Land Title as a closing assistant in our Vail/Avon offices in 1999. Three years later she became a closer in the Avon office and then over the subsequent years became one of the best closers in the Vail Valley - and quite frankly our Company. In 2005 she became the closing manager for our Avon office and when we consolidated the majority of our Eagle County closing operations into our Avon office in 2008 she became the Closing Operations Manager. She and Gail have built one of the strongest closing teams in the state and one of greatest market share positions in our Company - all this despite operating in one of the most high-end real estate communities in the country. We are very grateful for all that Katie has done for our Eagle County customers and employees, but we are also very appreciate of her contributions to the Closing Task Force and her leadership on many of our past and present closing strategies and initiatives.
The Steamboat Springs office for the third year in a row won the Best Title Company in the Best of Boat awards. Melissa Gibson, Manager, Steamboat Springs
Melissa joined Land Title in September of 2005 as a Closing Agent in our
Steamboat Springs office. In July of 2013, she became Branch Manager of
the same office. Melissa has successfully managed the leadership
transition of the office while at the same time hiring, onboarding, and
training several new staff members, and retaining the loyal customer
base the Steamboat office has enjoyed for many years. Particularly
through all the change the Steamboat office saw last summer, Melissa has
been a critical factor in the continued success of Land Title and a major
reason our customers love us up in the Yampa Valley.
Correna Montoya, Manager, Montrose/Delta
Correna has been with Land Title since March 2010, having spent all of
that time in the Montrose area. She began as a Closing Manager and
assumed the managing role for both the Montrose and Delta offices in
June 2013. Her enthusiasm for and commitment to Land Title’s success
has helped make it a seamless leadership transition. Correna’s depth and
breadth of experience in the Montrose, Delta, and Ouray markets, as well
as her keen understanding of the unique needs of our customers, are key
reasons Land Title continues to grow in those areas.
Dixie Zink , Sales Manager, Fort Collins
Dixie began her career as a Land Title Sales Manager in February 1997,
bringing with her very loyal customers. Dixie is regularly among the top
revenue generators and has earned numerous awards from Land Title.
Dixie’s impact extends beyond the numbers: She is active in the Fort
Collins Board of Realtors Partnership Committee, serving on the Board of
Directors since 2003, and is presently recognized as a Five Star Affiliate
for her active involvement with the Board. Dixie has been recognized as
Affiliate of the Year by the Fort Collins Board and the Loveland/Berthoud
Board of Realtors. She regularly attends all functions of the Northern
Colorado Home Builders Association, and has been active in CMLA since
the northern chapter was reformed a few years ago.

The Colorado Springs Business Journal recently announced their 2013 Best of Business Awards. There were more than 70 categories where readers/voters were able to submit their votes for the Top Businesses. More than 30,000 votes were cast for this year's nominees.
Land Title Guarantee Company earned the honors of Best Title Company in the Colorado Springs market toting Land Title's experience and dedicated employees.

Metro Denver’s strengthening home sales market hasn’t benefited just banks, brokers and sellers.
Title companies are reporting double-digit percentage increases in orders and are hiring new employees. They’re also doing more refinancing work.
For months, the inventory of homes for sale has been at historic lows while the volume of sales, and value appreciations, have gone up markedly year over year (see the most recent Metrolist Inc. statistics below).
“It was a little nerve-wracking doing all that hiring, because we weren’t sure if it was a blip or a longer-term trend,” said John Freyer Jr., senior vice president for Land Title Guarantee Co., which has 553 employees at 42 offices statewide. “Thus far, it’s worked in our favor.”
Land Title hired 150 employees in 2012 and another 20 to 30 this year, Freyer said.

The Denver Post released their Top Workplaces in Colorado. Land Title Guarantee Company was proud to be a part of this list. The rankings were compiled based on employee surveys done by WorkplaceDynamics. Employees were asked to score their employers on measures including appreciation of works, direction, confidence in leadership, values and ethics, encouragement of ideas, competence of management, and pay and benefits. At total of 183 employers in the Denver area and 32,590 employees participated in the survey.
The Top Workplaces rankings are divided into large, midsize and small categories. WorkplaceDynamics says the categories are important because job satisfaction varies depending on company size.

• Condos sales up 63.5%, dollar volume up 107%.
• Spire tower expected to sell out this year.
The downtown Denver condo market, left for dead during the Great Recession, burst into life in 2012.
A new, in-depth report from Land Title Guarantee Co. shows that the downtown condo market vastly outperformed the overall strong housing market last year, when compared to 2011.
“It’s the kind of report that makes you smile,” said Jesse Hamilton, a marketing expert at Land Title, who used public records to provide the first-of-its-kind, detailed report on dozens of downtown buildings. (Land Title is a sponsor of InsideRealEstateNews.com.)
Hamilton’s research found that there were 471 condo closings in downtown last year, a 63.5 percent increase from the 288 in 2011.
Dollar volume soared by a whopping 106.7 percent, rising to $281.9 million from $136.4 million. A large part of that was due to the sizzling sales in the Four Seasons Private Residences Denver, which has completely sold all of its units, after slashing prices.
“Let’s face it: We experienced five years of a terrible market,” Chris Norton, who handled the marketing of the Four Seasons, told InsideRealEstateNews.com last December.
“At the Four Seasons, we have tapped into affluent people who were ready to make a move once the price made sense. Living in the Four Seasons is like living no place else in Denver. There is no other option like it. The hotel is what really makes the residences like no other place in Denver.”

In response to the high demand from the market, the sales group from the Lender Segment at Land Title launched their Lender Education Series on February 14 with a class on Effective Business Planning. Over thirty Loan Officers and Managers attended the first class.
In late 2012, Lender reps asked over 100 top lenders how they could provide value in the New Year. Many responses centered around providing education in the areas of personal development such as business planning, sales tips and time management. It was also mentioned that a refresher course on the title and closing process would be helpful. The Lender Education Series will be a quarterly offering to our Lender clients. Land Title Guarantee Company and NAIOP Colorado, the Commercial Real Estate Development Association, will again host the Rocky Mountain Real Estate Challenge in 2013. The challenge is a premier real estate event which features students from the University of Colorado and the University of Denver as well as industry leaders in the Colorado real estate community. For the first time in the event’s eleven year history, the featured project will be within the city limits of Boulder, Colorado. The project will consist of student teams evaluating the redevelopment opportunity of the Boulder Civic Area, bound by 9th to 17th streets and Canyon Boulevard to Arapahoe Avenue.
The Challenge tasks more than 50 of the state’s best and brightest graduate students from the University of Colorado and the University of Denver to evaluate and make recommendations for a key block within the Civic Area while considering how the block integrates into the larger area.
The block is located between 13th and 14th Streets/Canyon and Arapahoe and is 90% owned by the City of Boulder. The students will form teams which will compete against one another for scholarships, future employment, and the NAIOP Cup (awarded to the winning school each year). Student teams will begin a four-month period in January of 2013 working with industry professionals and the City of Boulder to analyze every aspect of the site.
The Challenge culminates with a banquet event on May 1, 2013, where students will present their findings to the City and an audience of over 600 real estate professionals. Tickets for the event, which will be held at the Marriot City Center in downtown Denver, will go on sale in early March.
To add to the complexity, this year’s Challenge overlaps with a larger planning process organized by the City of Boulder. The City has developed a comprehensive web portal that describes the project (www.bouldercivicarea.com). The overall city goal for the Boulder Civic Area is to transform this area into Boulder’s social, civic and environmental heart of the city.
“We are very excited about the project this year as it provides a wide variety of concepts for the students to consider and we feel is a manageable size for the students to undertake in the brief period of time the Challenge provides.” said Morgan Landers, Chairman of the NAIOP organizing committee. “This project requires that the students deeply understand public finance independently at the municipal level, as well as innovative public-private partnership structures to be successful in this year’s competition.”
“The Boulder Civic Area project as a visionary, public-driven project to help transform one of the most important areas of the city into a vibrant civic, environmental and cultural heart of the city.” said Samuel Assefa, Senior Urban Designer with the City of Boulder Department of Community Sustainability and Planning. “We are pleased this project is the subject area for the 2013 NAIOP Rocky Mountain Real Estate Challenge. Along with the recently completed international ideas competition, we hope to have the NAIOP Challenge harness creative, innovative, thoughtful ideas about urban design, land use and redevelopment. We also hope it will provide a rich experience for the students and fulfill the pedagogical objectives of their respective real estate programs.”
The outcome of the NAIOP Challenge will help the City understand the various development options for the site and evaluate the cost/benefits of different ideas for this important real estate asset. Student teams will be responding to an RFP formatted case statement that will weigh the civic goals, the economic realities and the environmental constraints of the site. The City of Boulder will be using this year’s challenge to help in their process of informing the urban design vision for public and private properties, identify best uses for the key block, and understand options for potential future city facilities.

Many of you have had the pleasure to work with David Knapp during his 15 years with Land Title Guarantee Company. An expert in the title industry, David has over 31 years of title experience with 27 of those years in the commercial segment. For the last six years, David has served as our Chief Title Officer and was recently promoted to Commercial Title Manager.
Our clients appreciate his extensive knowledge of title, attention to each transaction and his ability to work with our policy underwriters to find solutions to complicated title issues. David has been instrumental in the closing of many major projects around the metro area including Sports Authority Field at Mile High, the Union Station Redevelopment, Streets at Southglenn Shopping Center, as well as many HUD financing transactions.
Along with managing the Commercial Title Department at Land Title, David will continue to work on major transactions and will still be available to consult on complicated title issues.
