  • The closing is the last step in the home-buying process where the final transfer of money and title happens.
  • The closing typically takes place at the title company’s office, but arrangements can be made for other closing locations.
  • The buyer, seller, both real estate professionals, and closer are present at the closing. Sometimes the lender will send a representative.

  • If you are renting, schedule your closing around the time your lease is up.
  • If you are moving out of a house that you’re selling, try to schedule both closings for the same day and allow enough time to complete both.
  • If you are moving the day that you’re closing, schedule the closing as early in the day as possible.
  • If your closing is before the end of the year, keep taxes in mind. Any points and interest paid before the New Year can become tax deductions for the current year's taxes. Check with your tax adviser for timing of any other deductions.
  • Make sure your closing date is set before your lender’s commitment or interest rate lock expires.
  • Plan to take a half day off work in case your closing runs over the typical 1-2 hour timeframe.

  • Bring your IDs. Bring either a valid driver’s license, a state-issued picture ID, or a valid passport. Lenders typically require buyers to have a second form of ID as well, such as a Social Security card. The closer will make copies beforehand.

  • Transfer funds. You provide funds (cashier’s check or wire transfer) to the title company. The closer then distributes checks to the appropriate parties.
  • Receive copies. Choose from paperless documents via email or on a CD, or get paper copies of all documents.
  • Get your keys. In some cases, you receive the keys from the seller.

  • The closing agent will immediately record the Warranty Deed, the Deed of Trust, and other documents with the county clerk's office.
  • The title policy is generally issued within 30 days of the closing. You should file with your other legal documents once you receive it.
